A project that fully demonstrates Yorkare Homes’ end-to-end development capability, from land acquisition through to completed, operational-ready care environments. The purpose-built residential and dementia care home provides accommodation for up to 65 residents, each with their own private bedroom designed to promote comfort, dignity and independence.

The 1.2-acre York Road site was secured following positive discussions with the local council, with whom Yorkare Homes worked closely throughout the planning and design stages. This collaborative approach ensured the scheme was shaped by local insight and community priorities from the outset.
The final design reflects Yorkare Homes’ established care model, developed through extensive evaluation of local provision. The result is a thoughtfully planned facility that balances operational efficiency with warm, person-centred environments — delivering a high-quality care setting that meets both present and future needs.

This purpose-built residential and dementia care home for up to 70 residents in 67 bedrooms.
Yorkare Homes strategically acquired the 1.35-acre site and successfully managed the planning process using our in-house consultants. The design reflects Yorkare Homes’ proven care model and a careful review of local care provision.

Addressing the site’s 1.5m slope and local design requirements, the building mass was broken down with varied roof heights and projecting bays to create visual interest and a sensitive integration into the neighbourhood. Sleaford Manor represents a high-quality, community-focused care facility delivering operational excellence and long-term value.

This project exemplifies Yorkare Homes’ expertise in navigating complex sites to deliver high-quality, purpose-built care facilities. The 1.65-acre Legbourne Road site was acquired following careful negotiation with the landowner, and the planning process was managed using our integrated team of consultants. The care home provides residential and dementia care for up to 72 residents across 69 bedrooms. Its design follows Yorkare Homes’ preferred care model, informed by a detailed review of local care needs to ensure alignment with both operational goals and community expectations.

A key challenge of the project was the sloping site, which drops over 3.5m from front to back and approximately 1.5m across the building footprint. Yorkare Homes addressed this by varying roof heights and breaking down the massing, creating visual interest while maintaining functional efficiency. Collaborative dialogue with the local planning authority ensured that the final design responded sensitively to the streetscape, producing a landmark care facility that integrates seamlessly with its surroundings.
